Impact on sewer treatment plant – will the project delay sewer service to surrounding areas not presently served? Specifically Greenhaven Road. Is capacity an issue? Some homes on Greenhaven Road have failed septic systems.
Will blasting damage surrounding properties (foundations and wells).
Can city water be made available to other properties in the area?
Traffic on Greenhaven Road – It is getting hard to get in and out of driveways. What is the current count and maximum capacity?
How many units or houses could be built to existing regulations.
Will the units have river mooring rights.
Will snow removal be a problem?
How long to build out.
Will the lighting be disruptive?
How will it effect nearby property values. Can real data be provided to substantiate increases in values from other Cherenzia projects?
Where will the wildlife go?
Economic impact burden on services (not education side).
What happens if nearby wells go dry?
Peninsula served by only two roads with a stop light at one. Can the area be evacuated in a time of emergency?
Storm water drainage, on site or off site.
Could the clubhouse be relocated so that it is further away from surrounding homes?
Rock crushing – how long?
Are the open space easements for perpetuity?
Will any of the units meet the definition of affordable?
Will storm water management increase the population of biting insects?
Some homes on Greenhaven Road have wet basements can the surrounding drainage be improved.
Will there be fire hydrants?
What is the approval timeline?
What are the biggest challenges to developing this property?
